Personal Service Realty's Residential Valuation Group is second to none when it comes to technology
Here at Personal Service Realty's Residential Valuation Group, we always strive to be on the forefront of appraisal technology. From smart phones, to laptops, GPS, you name it. Call us geeks. Call us nerds. Call us what you will, but by all means, call us at 904 563-3063 for appraisal orders in Duval County! Why? We're glad you asked.
If you asked a typical group of appraisers, most would agree that appraising is more complicated than it used to be. We put quality first, but we know that turnaround time is critical these days. So, we've found that the best place to save time is by changing our workflow. The appraisers that have continually embraced new technology have been the ones able to bring their customers more accurate reports, better customer service and faster turnaround times.
Ordering and Tracking
In the past, most of our orders were ordered via fax and were confirmed with phone calls once we arrived at the office. Often, in this scenario, it might of taken far too long to hear back to see if the order could be taken. These days, when orders are entered on this website, we receive a text message on our phones. We often log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.
At Personal Service Realty's Residential Valuation Group we understand it's all about "cycle time". We use our resources to reduce waiting between communications since the speed at which we get things done directly effects your bottom-line. This website has proven to reduce cycle time for us and our clients by enhancing our communications.
Personal Service Realty's Residential Valuation Group is a pioneer in efficient data gathering
One of the most time consuming parts of an appraisal is gathering the data. We spend quite a bit of time obtaining the facts on the subject property and the local market data and trends. Personal Service Realty's Residential Valuation Group takes advantage of technology to close the gap once again.
We've learned that taking notes regularly, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see us with a tablet PC or collecting data using a program developed for our phones that even lets us sketch a floorplan right on the spot. And instead of using an outdated tape measure, a larger percentage appraisers are adopting accurate laser measuring devices that also help measure hard to access areas.
We combine all of these different technologies to ensure that the final report is thorough and conclusive, requiring fewer call-backs and revisions. A real money saver for busy appraisal clients.
Here at Personal Service Realty's Residential Valuation Group we want you to know you have more ways to receive your report.
Delivery of appraisals as PDF files through e-mail is definitely the standard these days. Most of our clients prefer e-mail because we're all accustomed to getting attachments like PDFs in our mail. It's a lot faster than the old days when everything was on paper. But, we've even been able to innovate report delivery with this website.
Ever lost a file that was sent to you? Or have you ever had an attachment blocked because of the file size? We have the technology to overcome those problems, too. Whenever we send an appraisal, the client is e-mailed a download link to retrieve the PDF. By bypassing email completely we can get around any problems caused by file size. And the download link is good for 90 days. So if anything happens to the file, you can log back in here and retrieve it again without even calling us or waiting for us to get to a computer so we can send it again.
Digital Workfile Technology
It would be much easier if appraisers could complete an assignment, deliver it and never be concerned with revisiting that document again. But one of the purposes of an appraisal is as a legal document outlining the condition of a property on a specific date. Therefore, appraisers must keep their reports for 5 years in case any disputes or other matters arise regarding the property.
To sum it all up, Personal Service Realty's Residential Valuation Group uses all the technology at our disposal technology to improve service. We store every part of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we're able to retrieve that report at any time and recall precisely what that job was about.
We just wanted to give you a little bit of insight into how we use our technology daily. Using the right tools, along with the appraisal know-how that you've grown to expect allows the appraiser to save time without cutting corners and deliver a better product to you, our client.
